G&R Construction recently completed the structural shell and exterior framing phase for one of our most ambitious residential projects yet: a 7,500 square-foot modern custom estate. 1. Foundation & Earthwork in Desert Rock 🪨
Las Vegas soil is notorious for its hard caliche layer—essentially a rock-hard calcium carbonate shell. Preparing this Summerlin hillside required heavy machinery and hydraulic hammers to grade the surface before we could pour the foundation. The structural design utilized a post-tension slab foundation to resist soil shifts and support the custom weight distribution of the multi-level layout.

2. The Steel Framing Breakthrough
To capture the panoramic view of the Las Vegas Strip, the architect planned massive, floor-to-ceiling glass panel walls. Wood framing alone cannot support these loads or allow for such wide window spans. Our engineers integrated structural steel columns and beams directly into the framing plan, combining the warmth of wood with the strength of industrial steel.
- Integrated Beams: Heavy steel beams span the main living room, allowing for a 35-foot open ceiling without column supports.
- Pocket Doors: Wall cavities were engineered with steel rails so the 12-foot glass pocket doors slide completely into the walls, creating a seamless indoor-outdoor transition.
- Seismic Engineering: While Nevada is seismically quiet, wind shear from storms requires lateral structural reinforcement.

Summers in Las Vegas easily breach 110°F. For a home of this scale, HVAC costs can become unsustainable without proper insulation planning. The Summerlin estate integrates a multi-layered building envelope featuring high-efficiency glazing, reflective cool roof membranes, and a customized ventilation layout.

When building custom homes in desert climates, always opt for low-E dual-pane windows with argon gas fills. They reflect solar rays and block heat transfer, protecting your interior wood flooring, custom painting, and artwork from UV bleaching.
